Find Who Services Your Mortgage & Other Mortgage Information

Learn where to find which company services your current mortgage and where to find your most up-to-date mortgage information.

When looking for mortgage information - like your monthly payment amount, your upcoming due date, or your mortgage holder, the first step is to contact your mortgage servicer. 

Your mortgage servicer is the company that sends you your mortgage statements and handles the day-to-day tasks to manage your loan. This may or may not be the company that originally gave you your loan - your mortgage lender. 

Who is Your Mortgage Servicer?

You can find your Mortgage Servicer information in a few ways.

  1. Check your monthly mortgage billing statement. Your servicer is the company that sends you the bill for your payment.
  2. Check your payment coupon book if you have one. The mortgage servicer is listed.
  3. If you can't find a recent statement or coupon, you can check the MERS® Servicer Identification System website or by calling (888) 679-6377. MERS is a private company that maintains mortgage information.  Your mortgage servicer's name and information may be listed in the system. 

Who is Your Mortgage Owner or Guarantor?

This is the company that holds or "owns" your loan. It's the entity that can enforce the loan agreement.

The loan agreement consists of:

  • a promissory note
  • a mortgage (deed of trust)

The loan holder is the only company that has the legal right to collect on your debt, and potentially foreclose on your property, if you fall behind on payments.

A guarantor is an entity, like the Federal Housing Authority (FHA) or Veterans Administration (VA), that guarantees the holder will get paid if the borrower defaults on their mortgage. You can find who owns your mortgage online, call, or send a written request. 

Where to find your mortgage information

To unlock mortgage features in your Homeownership Hub, you'll need to identify four pieces of information about your mortgage.

  • Mortgage Start Date
  • Your mortgage term - typically 5, 10,15 or 30 years
  • Original loan amount
  • Interest rate
You can get this information information all from your mortgage servicer. 
  • Start with your monthly statement. This will typically have the information you need.
  • Check your mortgage information online on your servicer's website. This info is also often listed on any email (or letter) from your mortgage servicer.
  • Call your servicer, getting this information typically only takes a short conversation. This also lets you ask any additional questions you may have.
